Roller Shutter Door Maintenance Checklist

Keep roller shutters safe and working — safety edges and photocells, springs and barrel, curtain and guides, manual override and the six-monthly service.

Also available as editable Excel and Word — with asset, sign-off and findings columns.

What is a roller shutter maintenance checklist?

A roller shutter door maintenance checklist is a structured list of the 9 preventive maintenance tasks — covering visual, functional, cleaning, safety and record-keeping checks — that keep a roller shutter door running safely and reliably. It groups routine checks by frequency, from daily inspections to annual servicing, so FM teams and building engineers can plan and evidence preventive maintenance.

Core roller shutter checks

  • Inspect springs, barrel and bearings for wear, damage and correct balance
  • Test the motor, limit switches and brake
  • Lubricate moving parts to the manufacturer's instructions
  • Test the safety edge stops and reverses the shutter on contact
  • Record the service and any defects

What is a roller shutter door?

Roller shutter doors secure loading bays, service yards, shop fronts and plant rooms. Powered shutters are heavy and can cause serious injury if a safety device or spring fails, and manual shutters rely on balanced springs. Like powered gates, they are work equipment under PUWER, with BS EN 12453 covering powered door safety. Six-monthly servicing is typical, more often for heavily used loading bay doors. Fire shutters are a separate, fire-rated product serviced to BS 8524-2.

This checklist is one of 10 in our BMS and controls maintenance checklists, covering bMS panels and head-ends, DDC controllers, inverters, sensors and actuators — calibration, overrides and strategy backups.

Typical Roller Shutter maintenance checklist

A practical starting point for planned preventive maintenance. Always refer to the manufacturer's O&M manual and site-specific requirements.

Visual Checks

  • Inspect springs, barrel and bearings for wear, damage and correct balance
  • Check curtain slats, end locks and bottom rail for damage
  • Check guides are secure, aligned and free of debris

Functional Checks

  • Test the motor, limit switches and brake
  • Test the manual override (chain or crank) operates safely

Cleaning & Housekeeping

  • Lubricate moving parts to the manufacturer's instructions

Safety Checks

  • Test the safety edge stops and reverses the shutter on contact
  • Test photocells prevent closing when the beam is broken

Record Keeping

  • Record the service and any defects

Typical maintenance frequency

Suggested intervals for roller shutter door maintenance. Actual frequencies should follow manufacturer guidance and site-specific risk assessments.

Weekly

  • •Visual check of curtain and guides
  • •Check safety edge is intact

Every 6 Months

  • •Full service
  • •Safety device tests
  • •Spring and brake checks
  • •Lubrication

Common faults and issues

Issues to be aware of when maintaining roller shutter door equipment.

Safety edges damaged by vehicles and left disconnected
Guides bent by impact causing the curtain to jam
Springs fatigued or broken so the shutter drops
Limit switches drifting so the shutter over-runs
Manual override missing or seized

Safety and compliance notes

Key safety considerations for roller shutter door maintenance. This is general guidance only — always follow OEM instructions, statutory requirements, and your organisation's safe systems of work.

Never stand under a shutter that is being worked on
Only competent engineers should adjust or replace springs — they store dangerous energy
Take a shutter out of use if its safety devices do not work

How PM Assist helps

Managing Roller Shutter documentation with PM Assist

PM Assist helps FM and building operations teams search their O&M manuals and building drawings in seconds. Upload your roller shutter door documentation and ask questions like “When were the loading bay shutters last serviced?” or “Who maintains the roller shutters?” — and get source-cited answers instantly.

The checklist tells you what to check. The manual tells you the numbers.

Ask a roller shutter manual a question and get the answer back with the page it came from. No signup, and you can drop in your own PDF instead of the sample.

“When were the loading bay shutters last serviced?”

Runs against a sample chiller manual so you can see the shape of the answer — then try it on one of yours.

Compliance & CAFM

Run roller shutter door maintenance in PM Assist

This checklist is also a planned maintenance programme in PM Assist, included in every paid plan alongside the compliance register and mobile inspections.

  • Add a roller shutter door to a building's asset register and this maintenance programme is created for you, with each task on its frequency in the planner.
  • Powered Gates, Barriers & Roller Shutters Service is tracked on the compliance register, with the date last done, the date next due and the certificate.
  • Contractors can be given a login to see their jobs and upload certificates.

Frequently asked questions

How often should roller shutters be serviced?
Six-monthly is typical for powered shutters, with heavily used loading bay doors often on a quarterly cycle. Manual shutters are commonly serviced annually. Fire shutters are serviced separately to BS 8524-2.
Are roller shutters covered by PUWER?
Yes. A roller shutter used at work is work equipment, so it must be suitable, maintained in a safe condition and inspected where there is a risk from deterioration. Powered shutters must also meet the safety requirements of BS EN 12453.
What is the difference between a roller shutter and a fire shutter?
A fire shutter is a fire-rated shutter that closes automatically on a fire signal to maintain compartmentation, and is maintained to BS 8524-2. An ordinary roller shutter is for security and weather and has no fire rating.
