What is a lightning protection maintenance checklist?

A lightning protection system maintenance checklist is a structured list of the 12 preventive maintenance tasks — covering visual, functional and record-keeping checks — that keep a lightning protection system running safely and reliably. It groups routine checks by frequency, from daily inspections to annual servicing, so FM teams and building engineers can plan and evidence preventive maintenance.

What is a lightning protection system?

A lightning protection system gives a lightning strike a controlled path to earth so the energy bypasses the building's structure, services, and occupants. It comprises air terminations at roof level, down conductors routed to earth, test joints, and earth electrodes, with bonding to metallic services so no dangerous potential difference can develop between them during a strike.

BS EN 62305 is the governing standard and it drives both the design and the inspection regime. Systems are classified by protection level, determined by a risk assessment reflecting the building's exposure, use, and contents. That classification sets the inspection interval, which is why 'annual' is a reasonable default but not a universal answer — higher protection levels and systems in corrosive environments are inspected more often.

From an FM point of view lightning protection is a quiet asset: it does nothing visible, it is often the responsibility of nobody in particular, and its condition degrades invisibly through corrosion at buried joints and mechanical damage during roof works. The single most common finding is not a failed test but a conductor disconnected by another trade and never reinstated.

  • Measure and record earth electrode resistance at each test point
  • Verify overall system continuity between air terminations and earth
  • Check bonding to metallic services, handrails, plant, and structural steel
  • Check surge protection devices for status indication and end-of-life

Record Keeping

  • Record all test values and compare against previous readings for trend
  • Update the system log book and issue the inspection certificate

Do not inspect or test during thunderstorm activity or when one is forecast nearby
Roof-level work requires fall protection and a permit under the site's work at height arrangements
Treat conductors as potentially live during testing and use appropriate instruments and PPE
Confirm the earthing arrangement before disconnecting any test joint, and remake it immediately after
Coordinate with any works affecting the roof so the system is reinstated and re-tested
