The EICR cycle and what sits around it
For commercial premises the fixed wiring is inspected via an Electrical Installation Condition Report, typically on a five-year cycle (shorter for industrial environments, swimming pools, or where the previous report recommends it). The EICR is a snapshot, not a maintenance regime — the C1/C2 observations it raises still need remedial work, and everything between inspections relies on routine maintenance: thermographic surveys to catch hot joints before they fail, torque checks on terminations, RCD test-button checks, and keeping boards clear, labelled, and covered.
Duty holders under the Electricity at Work Regulations 1989 must maintain electrical systems so far as reasonably practicable to prevent danger. In practice that means a documented preventive schedule plus records — service sheets, thermography reports, and the EICR itself — that together demonstrate the installation is being managed.
Standby power needs testing, not just servicing
Generators, UPS systems, and automatic transfer switches fail quietly: the battery that won't crank, the changeover that sticks, the UPS bank past its design life. A weekly or monthly off-load run proves the generator starts; an annual on-load or building black-start test proves the whole chain works, including the transfer switch and essential-services boards. UPS batteries are usually impedance-tested annually and replaced on condition or at the manufacturer's design life rather than on failure.
Log run hours, test results, and battery readings every time — trend data is what tells you a battery string is degrading before the mains event that exposes it.
