Annual servicing is the floor, not the whole job
Fired plant gets an annual combustion service as a minimum — flue gas analysis, burner and heat exchanger inspection, safety device tests — carried out by Gas Safe registered engineers on gas plant. But most heating breakdowns trace back to what happens between services: system pressure drifting as a pressurisation unit loses its cushion, dirt and magnetite accumulating because the water treatment lapsed, or a low-loss header running blended because a pump failed unnoticed. Monthly plant-room walk-rounds that log pressures, temperatures, and pump duty status catch these early.
System water quality deserves particular attention on modern plant: condensing boilers, heat pumps, and plate heat exchangers all tolerate dirty water poorly. An annual water sample against BSRIA BG 50 / VDI 2035 guidance, with inhibitor top-up or side-stream filtration where needed, protects the most expensive components in the system.
Hot water, legionella, and pressure systems
Where the heating plant also generates domestic hot water, the maintenance schedule inherits legionella duties under ACoP L8: calorifiers stored at 60°C and inspected annually, outlet temperatures monitored monthly, and TMVs serviced so scald protection doesn't come at the cost of hygiene. Unvented cylinders and other pressure vessels may also fall under the Pressure Systems Safety Regulations, requiring a written scheme of examination and periodic inspection.
Heat pumps add the F-Gas dimension — leak checks scheduled by refrigerant charge, records retained for five years — and reward attention to flow temperatures: every degree the system can run cooler improves the coefficient of performance, so controls optimisation belongs on the checklist, not just mechanical checks.
