What is a hiu maintenance checklist?

A heat interface unit maintenance checklist is a structured list of the 12 preventive maintenance tasks — covering visual, functional, cleaning and record-keeping checks — that keep a heat interface unit running safely and reliably. It groups routine checks by frequency, from daily inspections to annual servicing, so FM teams and building engineers can plan and evidence preventive maintenance.

What is a heat interface unit?

A heat interface unit is the device that connects an individual dwelling or tenancy to a communal or district heating network. It transfers heat from the network to the property's heating and domestic hot water through one or two plate heat exchangers, while keeping the network water hydraulically separate. It typically contains control valves, a differential pressure control, strainers, a heat meter, and the controls that respond to demand.

HIUs matter to network performance out of proportion to their size. A network's efficiency depends heavily on return temperature: the cooler the water returning to the energy centre, the lower the distribution losses and the better the plant performs. An HIU that is fouled, badly controlled, or bypassing raises return temperature, and because the effect is distributed across every unit on the network, a population of underperforming HIUs degrades the whole scheme.

The practical difficulty is access. HIUs are inside occupied dwellings, which makes planned maintenance an appointment and access exercise as much as a technical one, and makes the no-access rate the main limit on how much of the population actually gets maintained.

  • Verify control valves and actuators modulate correctly across their range
  • Check the differential pressure control valve operates as designed
  • Check for signs of plate heat exchanger fouling via temperature approach
  • Verify the unit is not bypassing or keeping the primary hot when there is no demand
  • Check system pressure and top up the secondary side where applicable

Cleaning & Housekeeping

  • Clean or replace strainers on the primary and secondary sides

Record Keeping

  • Take a heat meter reading and confirm it is communicating with the billing system
  • Record all readings against the unit reference for network performance analysis

Primary network water is high temperature and pressure — isolate and allow to cool before opening
Confirm both primary and secondary isolation before breaking any joint
Follow the site's procedures for entering occupied dwellings, including notice and identification
Check scald risk on domestic hot water outlets after any control adjustment
Restore heating and hot water before leaving; occupants may have no alternative provision
