Scale on the heat exchanger in hard-water areas is a common problem, reducing flow and output. They store little or no water, which reduces the stored-water legionella risk compared with cylinders, but the risk is not zero — the heater itself, associated pipework, and any infrequently used outlets and dead legs still need managing. Instantaneous heaters should be included in the legionella risk assessment, with little-used outlets flushed as part of the control scheme.
Why does an instantaneous water heater lose performance?
The most common cause in hard-water areas is scale building up on the heat exchanger or element, which reduces heat transfer and restricts flow, leaving weaker or cooler hot water. Element or burner faults, flow switch problems, and a blocked inlet strainer are other causes. Periodic descaling restores output in hard-water areas.
Do these heaters need scald protection?
Where the heater serves outlets used by vulnerable people, scald protection such as a thermostatic mixing valve or blended outlet may be needed, because water can be delivered hot enough to scald. The legionella and scald risks are balanced through the risk assessment, which determines where blended outlets are required.
