Sprinkler System Maintenance Checklist
Keep your sprinkler installation ready to operate — weekly pump and alarm tests, control valve and water-supply checks, gauge readings, and head inspections.
What is a sprinkler system maintenance checklist?
A sprinkler system maintenance checklist is a structured list of the 10 preventive maintenance tasks — covering visual, functional and record-keeping checks — that keep a sprinkler system running safely and reliably. It groups routine checks by frequency, from daily inspections to annual servicing, so FM teams and building engineers can plan and evidence preventive maintenance.
Core sprinkler system checks
- Check water and air pressure gauges read within the expected band
- Carry out the weekly sprinkler pump test and record start pressure and run
- Record weekly tests, pressures, and any defects in the sprinkler log book
What is a sprinkler system?
A sprinkler system is a fixed fire suppression installation that automatically discharges water through heat-activated heads onto a fire. Commercial wet, dry, pre-action, and deluge systems are designed to BS EN 12845 (or the older LPC/FOC rules) and maintained accordingly; life-safety installations also fall under BS 9251 or BS 9990 for associated water supplies. Maintenance focuses on the water supply (tanks, pumps, town main), control and alarm valves, gauges, and the condition of heads and pipework. A weekly routine plus periodic servicing keeps the installation in a state of readiness.
Typical Sprinkler System maintenance checklist
A practical starting point for planned preventive maintenance. Always refer to the manufacturer's O&M manual and site-specific requirements.
Visual Checks
- Check water and air pressure gauges read within the expected band
- Inspect sprinkler heads for paint, corrosion, damage, or obstruction
- Verify tank water level, ball valve operation, and (where fitted) heating
- Confirm a stock of spare heads and the correct head spanner are on site
- Inspect pipework and hangers for leaks, corrosion, and secure support
Functional Checks
- Carry out the weekly sprinkler pump test and record start pressure and run
- Test the alarm/gong on each installation via the test valve
- Confirm all control valves are strapped/locked open and monitored
- Check the compressor and air pressure on dry/pre-action systems
Record Keeping
- Record weekly tests, pressures, and any defects in the sprinkler log book
Typical maintenance frequency
Suggested intervals for sprinkler system maintenance. Actual frequencies should follow manufacturer guidance and site-specific risk assessments.
Weekly
- •Pump test and alarm test
- •Record all gauge pressures
- •Check water supply and tank level
Quarterly
- •Valve and water-flow alarm checks
- •Inspect heads and pipework sample
- •Antifreeze concentration check where applicable
Annually
- •Full service to BS EN 12845
- •Trip test alarm valves
- •Pump performance and flow test
- •Water supply proving test
Common faults and issues
Issues to be aware of when maintaining sprinkler system equipment.
