What AHU cleaning actually involves

An AHU is a chain of components that each foul in different ways, so a proper clean works through the unit section by section rather than treating it as one box. Filters load with dust and are replaced rather than cleaned; coils foul on the air side and lose heat-transfer performance; condensate trays and drains grow biofilm if left standing; and fan impellers lose balance and efficiency as deposits build up.

  • Replace panel and bag filters, and check filter seals and frames for bypass
  • Clean heating and cooling coil faces — degrease and comb where fins are fouled or damaged
  • Clean and disinfect condensate trays, check trap and drain flow
  • Clean fan impellers, scroll, and guards; check belt condition and alignment where fitted
  • Wipe down internal surfaces, check door seals and access panels
  • Inspect dampers, actuators, and any humidifier section for scale and deposits

How often should an AHU be cleaned?

Frequency depends on filtration quality, run hours, and the environment the unit draws from — a city-centre or industrial intake fouls faster than a rural one. As a working baseline: check filters monthly and change them quarterly or when the pressure drop says so; clean condensate trays quarterly; and deep-clean coils and the full unit internals annually, with the AHU isolated and locked off. Healthcare, food, and laboratory settings typically clean more often against tighter cleanliness classes, and a visual inspection at every planned maintenance visit catches fouling before it becomes a performance problem.

Standards: BS EN 15780 and BESA TR19 Air

Ventilation hygiene in the UK is framed by BS EN 15780 (cleanliness of ventilation systems), which sets cleanliness quality classes and assessment methods for ductwork and air handling plant, and by BESA's TR19 Air specification for internal cleanliness of ventilation systems. Specialist ventilation hygiene contractors survey, clean, and certify against these documents — the resulting certification and photographic reports form part of your compliance evidence. In North America, NADCA's ACR standard plays the equivalent role. Routine elements (filter changes, tray cleaning, visual checks) sit comfortably with the in-house or M&E maintenance team; full system cleans to a defined cleanliness class are specialist work.
